In this modality, the client hires the construction for an agreed total amount, which includes materials, labor, logistics, and full project management. We take care of the entire construction process, from the initial phase to the final delivery of a fully completed and ready-to-use project.

In this model, the client hires us as technical and administrative managers of the project while retaining ownership of resources and payments to third parties. We coordinate execution with suppliers and contractors, providing thorough technical and budget oversight, always on behalf of and representing the client.

In this stage, the project’s entire documentation foundation is consolidated. Architectural, interior design, and various engineering plans (structural, electrical, plumbing, sanitary, HVAC, among others) are integrated to ensure that each discipline is coordinated and aligned with the overall project.
Detailed construction drawings are produced when not already available, along with technical specifications and descriptive reports that will serve as mandatory references for the construction phase. This process ensures there are no system interferences, minimizing risks and preventing cost overruns or delays during construction.
Once the technical documents are finalized, the budget is prepared or updated with a detailed analysis of work quantities, materials, equipment, transportation, contingencies, and skilled labor.
In parallel, the schedule is developed using Microsoft Project or other management tools, defining critical paths, execution times per activity, and control phases. This planning ensures realistic timelines and allows for the early detection of potential bottlenecks or conflicts during construction.
With the documentation and budget in place, the bidding process begins to select contractors and suppliers. Plans, specifications, and work quantities are provided to bidders, who then submit their economic and technical proposals.
Our team evaluates each bidder’s qualifications, compares pricing and quality, and negotiates significant discounts on materials and services. This ensures that the best companies and suppliers are hired, guaranteeing both quality and cost optimization.
During construction, constant and meticulous supervision is carried out. We have an Occupational Health and Safety Inspector (SISO) who ensures compliance with safety regulations at all times.
Each construction activity undergoes strict quality control to verify compliance with technical specifications and required standards. Additionally, we implement an integrated control system that allows real-time monitoring of execution, tracking timelines, costs, and resource usage. This comprehensive oversight enables us to anticipate deviations and ensure the project progresses according to the approved schedule and budget.
The final phase focuses on the formal handover of the project. Completion and quality acceptance records are prepared, certifying that everything has been built according to specifications.
The client receives a complete handover package that includes user and maintenance manuals for the installed systems, warranty certificates for materials and equipment, and as-built plans that accurately reflect how the project was executed. This documented closing ensures traceability, technical assurance, and peace of mind for the client regarding the project’s performance and durability.
